The Real Estate business is hectic, detailed and extremely customer service oriented. As your transaction coordinator I will help you, the busy agent, stay focused, efficient and organized as I manage the paperwork of your transaction from Listing to Close.
I'm able to run a transaction file from PRE contract through to closing by;
• order Natural Hazard report,
• provide all disclosures for sellers to fill out,
• direct sellers & agent where to sign,
• draft a Receipt of Disclosures document,
• assemble a full disclosure packet in hard copy and E copy,
• upload disclosures and reports to MLS once agent has posted listing,
• make copies of packets available for serious buyers,
• send packets to potential buyers.
• fill out escrow worksheet,
• draft and distribute an escrow calendar,
• obtain & check in all disclosures and reports available,
• organize the office file AND, if desired, an agent working file,
• interface with escrow officer and lenders as need be,
• find the best possible way, (whether that be fax, email, Fed Ex or snail mail), to make SIGNINGS easy and doable for your client,
• obtain reports and inspections from either side as they're made available,
• monitor and track all paperwork for proper completion and signatures,
* interface with clients and cooperating agents as need be and is comfortable for you,
• see that signed documents, reports and inspections are delivered to the client and cooperating agent,
• pay attention to contingency removal dates and the receipt of signed disclosures, reports and inspections from the other side,
• order home warranty,
• upon closing update both office and agent file to match,
• provide moral and logistical support regarding transaction paperwork and files.
